Fire Door Inspection, Remedials & Installation
What is it?
Fire doors are a vital element in passive fire protection in every building. Without a fire door, a building’s fire protection compartmentation function is compromised.
Fire doors are specifically designed to slow the progress of a fire, smoke and any toxic gases. They halt the spread between compartments within the building – playing an essential role in safeguarding escape routes and ensuring evacuation can safely take place.
Where you find them
Fire doors are necessary for all doorways leading to escape routes and are typically essential for rooms with a higher risk of fire outbreaks, such as IT rooms, boiler rooms, or areas containing flammable liquids. The Regulatory Reform (Fire Safety) Order of 2005 mandates property owners to comply with the legal requirement of fitting appropriate fire doors in all establishments, except private residences. As per the Act, these fire doors must be installed by ‘competent person.’
Why do we test them?
Fire doors are critical components of fire safety systems. Testing ensures they meet safety standards and regulations, helping to protect occupants in case of a fire. Regular testing verifies that fire doors are functioning correctly. This includes checking the door’s ability to close and latch properly, as well as ensuring that seals and hardware are in good condition. Fire doors not only prevent the spread of flames but also restrict smoke. Testing ensures that they can effectively contain smoke, which is a significant hazard during a fire.
What we offer
It is a legal requirement for businesses within the UK to carry out regular maintenance on any fire safety provisions – including fire doors. Our team of experts will visually inspect all fire doors within your compartment zones, assessing their likely performance in the event of a fire. Defects can take numerous forms; which require a competent person to identify and rectify.
Common defects include:
- Inappropriate firestopping
- Allowing smoke to pass from one compartment to another
- Gaps where compartment lines don’t fully encapsulate the compartment
- Simple penetrations, e.g. wiring or pipework
We will carry out a set of survey checks to determine the condition of your existing fire doors. A photographic report will be produced including an asset list and pinpointed fire doors on building plans using Boris Software.
Should any defects be found, which result in a safety fail, remedial actions will be discussed with your responsible person. AWB & Sons aim to bring your fire doors back to their original condition. An inspection certificate will be issued upon completion; with a detailed report.
